It was 1974 when the Equal Credit Opportunity Act (ECOA) was signed into law, marking a significant stride towards financial equality. The ECOA made it unlawful for any creditor to discriminate against any applicant on the basis of race, color, religion, national origin, sex, marital status, or age. This pivotal legislation has since opened doors to homeownership for all, regardless of background or personal circumstances.
Before the ECOA, women faced considerable challenges when attempting to secure a mortgage without a male co-signer. Now, they are leading the way in homeownership. Since 1981, single women have outpaced single men in home buying, demonstrating the empowering impact of this legislation.
The ECOA has also played a crucial role in addressing racial disparities in homeownership. While there is still much progress to be made, the act has undeniably set the stage for increased diversity in homeownership. In 2019, the homeownership rate among white non-Hispanic Americans was 73.3%, compared to 42.1% among Black Americans. Despite the gap, the ECOA has laid a foundation for continued efforts towards equal homeownership opportunities. Although borrowers don’t have a principal and interest mortgage payment, they still have to pay their taxes and insurance to stay in good standing of the loan terms
